How to Buy a Home

Lots Ready Spring 2009

The Village at Magnolia Square will begin accepting selections for lots in the summer of 2008.  The lots in Phase 1-Part 1 should be fully approved by all governmental authorities and ready for construction in Spring 2009.  Lot prices will range from $48,000 to $230,000, depending on type and location.  Interested parties shall have the opportunity to contract for available lots and enter into a New Home Purchase and Sales Agreement with a Magnolia Square Select Builder.

Building Your Own Home

If you would like to build your own home, you may choose from a selection of plans designed by our approved world-class architects. We have selected a wide range of architectural typologies which include various sizes of homes ranging from 950 square feet up to 10,000 square feet.

Families may hire their own AIA certified architect from our approved list of architects to design their home within the scope of our architectural code.  Families wishing to utilize architects or home typologies which are not within the scope of Magnolia Square's code ('pre-approved'), must obtain prior Architectural Control Committee approval.

Buying a Built Home

Our premier professionals, including land planning architect, Steve Oubre, AIA, individually selected home builders and TND architectural firms combine to position The Village at Magnolia Square perfectly to offer buyers a home of classical or historical design, containing top grade finishes, in a master planned community, allowing your investment to endure the test of time for value stability and achieving maximum appreciation.

Architectural Typologies and Sizes

Our Architectural styles include: Acadian, Creole, Classical, Colonial Classic, Colonial Farm House, Greek Revival, and Victorian.

The Village at Magnolia Square has no size restriction relative to maximum and minimum square footage.  We believe that each home should be built to match the families’ square footage needs, so they are not mandated to work within certain specific restrictions.

Building Materials

The Village at Magnolia Square is committed to having homes built which last for generations and appreciate in value quicker due to their lasting aesthetic qualities.

Through our experience, we have found that some building materials last longer and some just simply look better. The developer's of Magnolia Square have created a Building Standard Finish Schedule setting forth material use requirements for all builders.
